Tacoma vs. Puyallup: How the Two Cities Compare

By Josh Barnard · The Barnard Group

Couple walking past craftsman homes on a tree-lined Tacoma street

Tacoma and Puyallup are both popular with Pierce County buyers, but they offer different settings. Tacoma is the county’s largest city, with the widest range of neighborhoods and home types, an urban waterfront, a downtown, and transit options including Sounder rail and the T Line. Puyallup is a smaller city that spans a valley downtown with its own Sounder station and the Washington State Fair grounds, plus South Hill’s newer subdivisions and shopping along Meridian. Much of the Puyallup valley is in a mapped lahar hazard zone. Commute, home style, and how much city life you want usually decide it.

Here’s an objective side-by-side to help you compare.

Tacoma: range and urban amenities

Tacoma offers neighborhoods with distinct personalities, from historic streets in the North End to the Stadium District, downtown, and the South End. Buyers who want walkability, arts and dining, waterfront parks, or a condo close to transit often start here. See our Tacoma home buyer’s guide.

Puyallup: two settings in one city

Puyallup’s historic downtown, farmers market, and fairgrounds sit in the valley, while South Hill offers newer homes and large shopping areas. Our comparison of South Hill vs. downtown Puyallup explains the difference, and commuting from Puyallup covers routes.
