Buying New Construction in Puyallup and South Hill: What to Compare

By Josh Barnard · The Barnard Group

Buyers comparing new construction homes in a Puyallup and South Hill neighborhood

A beautiful model home is the start of the conversation. Before you choose new construction in the greater Puyallup area, make sure you understand the home you will receive, the total price, and the steps between your decision and move-in day.

Confirm where the property is located

A Puyallup mailing address does not settle whether a property is inside city limits or in unincorporated Pierce County. South Hill has its own county community planning resources. Verify the parcel’s jurisdiction before choosing the office responsible for permits or asking about future development.

For a property inside the city, begin with Puyallup’s permit resources. Ask for property-specific records rather than assuming every home marketed as “Puyallup” uses the same rules or services.

Compare the completed price

Ask for a written description of what is included in the exact home and lot. A base price, a model home, and a completed inventory home may represent different packages. Compare the total you would actually pay.

  • Lot-specific pricing and the exact site location.
  • Included finishes versus optional upgrades.
  • Appliances, landscaping, fencing, and window coverings.
  • HOA dues, documents, and ongoing obligations.
  • Financing incentives, their conditions, and the full loan estimate.

Review the builder’s paperwork early

Read the purchase documents before you commit. Identify deposits, deadlines, change-order terms, completion language, inspection access, and what happens if your financing or sale timeline changes. Ask questions while you still have time to make a clear decision.

If you need to sell your current home, use our move-up strategy hub to work through the timing. Build a backup plan for a delayed completion or a gap between the two closings.

Plan inspections and warranty questions

Ask which inspections you can arrange and when. Review the warranty in writing, including what is covered, how to report an issue, and which deadlines apply. Keep completion documents and maintenance instructions together so you know what to do after closing.

Visit the lot as carefully as the model

Stand at the actual site. Look at driveway access, parking, nearby activity, and how outdoor space works. Test your commute from that location. Ask about the surrounding development using the responsible jurisdiction’s records rather than relying only on a sales-office description.

Budget for the finished home

Ask your lender how taxes, insurance, HOA dues, and other recurring costs are reflected in the estimate. Include any purchases or work needed after closing. A move-in plan should cover both the completed house and your remaining cash needs.

Your next step

Read our Pierce County new-construction guide for the broader buying process. Then compare specific homes with the same checklist so price, timing, and included features are easier to assess.
