Online Home Value Estimate vs. CMA vs. Appraisal: What Your Home Is Worth

By Josh Barnard · The Barnard Group

An online estimate, a comparative market analysis (CMA), and an appraisal all try to answer the same question, what your home is worth, but they’re built differently. An online estimate is generated by an algorithm from public records and recent sales, without anyone seeing your home. A CMA is a broker’s analysis of comparable sales, active competition, and your home’s condition and features, used to set a list price. An appraisal is an independent opinion of value from a licensed appraiser, usually ordered by the buyer’s lender. For pricing a Pierce County home to sell, a well-done CMA is the most useful starting point.

Online estimates are a fine place to get curious. They’re not a pricing strategy. Here’s how the three compare and when each one matters.

Why online estimates can miss

Algorithms rely on public records, which may not reflect a remodeled kitchen, a finished basement, a new roof, or a view. They also struggle with homes that are unique for their neighborhood, rural properties and acreage, and areas with few recent sales. In a place as varied as Pierce County, with valley floors, hillsides, water views, and rural parcels, that gap can be meaningful. Use online estimates as a rough range, not a price.

What goes into a good CMA

  • Recent closed sales of similar homes nearby, adjusted for differences
  • Active and pending listings you’ll compete with
  • Your home’s condition, updates, lot, and layout
  • How long comparable homes took to sell and what price changes they made
  • Current market conditions, such as inventory and buyer activity

Where the appraisal fits

Once you accept an offer from a buyer using a loan, the lender usually orders an appraisal. If it comes in below the contract price, the buyer, seller, or both may need to renegotiate or cover the gap. Pricing from solid comps from the start makes appraisal problems less likely. Which one should you rely on?

  • Just curious: An online estimate gives you a starting range.
  • Thinking about selling or moving up: Get a CMA from a local broker who has seen the home.
  • Under contract with a financed buyer: The appraisal will matter for the loan.
  • Estate, divorce, or legal matters: You may need a formal appraisal. See selling an inherited home and selling during a divorce.

Frequently asked questions

Is a CMA the same as an appraisal?

No. A CMA is a broker’s pricing analysis. An appraisal is a formal valuation by a licensed appraiser, usually for a lender.

Why is my online estimate different from my CMA?

Online estimates can’t see your home’s condition, updates, or unique features, and they may use sales that aren’t truly comparable.

Is my assessed value the same as market value?

Not always. The county assessor’s value is set for property taxes on a different schedule. See how Pierce County property taxes work.
