When Do Sellers Get Their Money After Closing in Washington?

When do sellers get their money after closing in Washington?

In Washington, the sale closes when the deed is recorded with the county. Escrow pays your net proceeds after recording, typically the same business day or the next. Most sellers choose a wire transfer, which usually arrives that day; a check takes longer. Before you’re paid, escrow pays off your mortgage and any liens, the brokerage compensation, Washington’s real estate excise tax (REET), and other closing costs shown on your settlement statement. Delays usually come from a late loan funding by the buyer’s lender, a payoff or lien problem, or a recording issue.

For many sellers, especially those moving up, the proceeds from the sale are the down payment on the next home. So “When do I get my money?” is one of the most important questions in the whole process.

Here’s how it works in Washington, step by step. For the full selling process, see our Pierce County home selling guide.

How closing works in Washington

Washington uses escrow closings. You don’t sit at a table with the buyer. Instead:

  1. You sign your closing documents with escrow, usually a few days before the closing date.
  2. The buyer signs and brings their funds.
  3. The buyer’s lender funds the loan to escrow.
  4. Escrow records the deed with the county. That’s the official closing.
  5. Escrow disburses funds: it pays off your loan, pays costs, and sends you your net proceeds.

Here’s more on how title and escrow work in Washington.

What comes out before you’re paid

  • Your mortgage payoff, plus any HELOC or second loan
  • Liens, such as unpaid taxes or judgments
  • Brokerage compensation as agreed
  • Real estate excise tax (REET)
  • Escrow and title fees and your share of prorated property taxes and HOA dues
  • Any credits you agreed to give the buyer

Here’s how to read a seller net proceeds estimate, and what goes into the cost to sell a house in Pierce County.

Wire or check?

  • Wire transfer: fastest, often same day after recording. Escrow will verify your account details.
  • Check: slower, and your bank may hold the funds.
  • Directly to your next purchase: if you’re closing on a new home the same day, proceeds can sometimes be sent to that escrow. Here’s how back-to-back closings work.

Protect yourself from wire fraud

Wire fraud targets real estate closings. Never change wiring instructions based on an email. Confirm account details with escrow by phone, using a number you already know — not one from an email.

What can delay your money

  • The buyer’s loan funds late, pushing recording to the next day
  • A payoff discrepancy or an unknown lien
  • A recording problem, like a document error
  • Missing seller documents or signatures
  • Holidays and weekends, when counties don’t record

Sign early, respond to escrow quickly, and avoid scheduling closing on a Friday before a holiday if you need the money for a Monday purchase.

Frequently Asked Questions

How long after closing do sellers get paid in Washington?

Usually the same business day the deed records or the next business day. A wire transfer typically arrives faster than a check.

When is a home sale officially closed in Washington?

A Washington sale closes when the deed is recorded with the county, after both parties sign and the buyer’s funds and loan are received by escrow.

What is deducted from a seller’s proceeds at closing?

Escrow pays off the seller’s mortgage and liens, brokerage compensation, real estate excise tax, escrow and title fees, prorated taxes and dues, and any agreed buyer credits.

Can my sale proceeds go straight to my next home purchase?

Often, yes. If both closings are coordinated, escrow can send your proceeds to the escrow for your next purchase. Plan this early with both escrow offices.

How do I avoid wire fraud when receiving sale proceeds?

Never change wiring instructions based on an email. Confirm account details with escrow by phone using a number you already know.
