Is Fall or Winter a Good Time to Sell in Pierce County?

By Josh Barnard · The Barnard Group

Yes, fall and winter can be a good time to sell in Pierce County, especially if your home is ready and priced correctly. There are usually fewer buyers than in spring, but there are also fewer competing listings, and the buyers who are out in October through February tend to be serious: relocations, military moves, job changes, and people who need to move rather than just want to. The trade-off is that presentation matters more, because gray days and early sunsets make homes harder to show.

After roughly two decades selling homes across the South Sound, Josh sees the same thing each year: well-prepared fall and winter listings often do well because they aren’t competing with a spring flood of new inventory.

Reasons to list in the off-season

  • Less competition. Many sellers wait for spring, so your home may stand out among fewer choices.
  • Motivated buyers. People buying around the holidays usually have a reason and a deadline.
  • Relocation and military moves. Job transfers and PCS orders don’t follow the spring calendar. Buyers heading to JBLM, for example, move year-round.
  • Your own timing. If you’re moving up, selling in winter can position you to buy before spring competition heats up. See buying before you sell.

What’s harder in fall and winter

  • Light. Short days mean many showings happen near or after dark.
  • Rain. Muddy yards, wet entries, and gutters overflowing are visible to every buyer.
  • Holidays. Showing activity can dip around Thanksgiving and late December.
  • Days on market. Homes may take longer to sell than in spring. Our guide on how long it takes to sell in Pierce County explains the factors.

How to prepare a Pacific Northwest home for winter showings

Area What to do
Lighting Turn on every light for showings; replace dim or mismatched bulbs; add exterior and path lighting
Entry Clean mat, boot tray, dry and uncluttered entry
Gutters and drainage Clean gutters and downspouts; address standing water in the yard
Moss and roof Treat moss and clear debris so the roof photographs well and inspects better
Heat Keep the home warm and comfortable; service the furnace before listing
Decor Keep holiday decor light so buyers see the home, not the decorations

Photos matter more

Many buyers see your listing online long before they visit. If possible, have exterior photos taken on a dry day with some sun, or use twilight photos that show warm interior light. If you’re planning ahead, some sellers capture exterior photos in late summer or early fall while the yard looks its best, then use them when they list.

Pricing in the off-season

Price to today’s market, not last spring’s. Buyers in fall and winter compare your home to what’s available right now and what recently sold. A home priced right from the start tends to avoid long days on market. When waiting for spring makes sense

  • Your home needs work you can’t finish before the holidays.
  • Your yard or view is a major selling point that looks much better in spring.
  • You have no deadline and prefer the larger spring buyer pool.

If you wait, use the winter to prepare, so you can list early in the season.

Frequently asked questions

Do homes sell for less in winter?

Not necessarily. Condition, price, and competition matter more than the calendar. A well-prepared home priced correctly can sell well any month.

Should I take my home off the market over the holidays?

It depends on your plans. Some sellers pause for a week or two; others stay active because serious buyers keep looking.

Is it harder to move in winter?

Weather can complicate moving days. Build some flexibility into closing and possession dates, or consider a rent-back after closing.
